Otel AI | How The Johnstown Collection gets its mornings
How an Independent Irish Hotel Group is Transforming Operations Through a New Way of Working

The Johnstown Collection runs two connected properties in Co. Meath: The Johnstown Estate, with bedrooms, self-catering lodges, a destination spa, weddings, sports business and a large events operation, plus Trim Castle Hotel. One central commercial team looks across both.

Does this sound like your morning?

  • A CSV export from Opera, pasted over yesterday's tab, recalculated by hand
  • The same report built twice because you're running more than one property
  • "I'll have to come back to you on that" in a meeting, because the answer needs three exports first
  • A sense the data has duplicates and gaps, but no time to go looking

That was Johnstown before Otel. Commercial Director Seán Reid put the daily pickup process at roughly 40–45 minutes per hotel, every morning, consuming skilled time and creating room for inconsistency and human error.

That's the process Otel replaced.

The numbers

  • 2 → 10 direct users across across five hotel functions since December 2025
  • An estimated 1.5 hours saved per day on pickup reporting alone across both hotels
  • 23 recurring reports and alerts now running quietly in the background, from competitor-rate checks to GM briefings

From faster reports to questions nobody had time to ask before

Adoption at Johnstown wasn't mandated. It spread because it was useful; first to revenue, then marketing, then reservations, events and leadership. Each team asks Otel something different, because a wedding, a spa package and a sports block are genuinely different commercial problems.

"The biggest change isn't that reports are quicker. It's that people are now asking questions they wouldn't previously have had the time or data to answer."
— Seán Reid, Commercial Director, The Johnstown Collection

In one senior management meeting, a weak ADR was questioned. Rather than leaving the room to reconcile several reports, Seán had the answer in about ten seconds.

What it found that nobody was looking for

Asked to review GDS activity and account records, Otel surfaced:

  • Duplicate guest profiles, hiding the true value of repeat accounts
  • Bookings missing company or agency attribution, making corporate production hard to track
  • Guests upgraded into lodges without paying for it: sellable inventory that could be released and resold

None of that was anyone's job. It is now.

"It uncovered things we didn't know."
— Seán Reid, Commercial Director, The Johnstown Collection

Why it matters for independent Irish hotels

Independent hotels rarely have the same in-house resources for bespoke reporting as large chains, even though the operating complexity is often just as demanding. At Johnstown, the person closest to the work describes what they need in plain English, and keeps the judgement on what to do about it.

"You're not building the Excel any more — you're telling the AI what you want the Excel to do, and it goes and does it for you."
— Seán Reid, Commercial Director, The Johnstown Collection
